I used to do investment analysis as a Real Estate Broker, Brenda. A general rule of thumb is annual post-tax revenue (not profit!!) generated by said busines multiplied by 4. This is if you're selling the actual BUSINESS associated with the website, and not just the URL. (can't help you if that's the case)
