The Transfer on Death Deed (TOD) is fairly common in CA, but notaries might not see it as often because it is not used in a trust or it is drafted after a home is purchased or refinanced.

I have attached a link to a good explanation of the TOD. If you are interested in learning more about deeds, the Sacramento County Law Library has great information on most types of deeds
