This is so typical Mass from what little I have been around those great people.
Anyhow...My spin was that they were very anal ret. bwrs and wanted to make sure it was all done properly...or that they were not going to pay the full amount for the closing and made the lender/tc shave off every cost. Sellers usually do wind up with the burden of the CCs. Your spin is interesting on this.
