Transaction. Wording is everything. Also, report to their state regulatory agency and the title insurer who the TC in question is appointed with. Those entities may not help you get paid, and I never ask them to - I'm simply informing them of an irregularity in a real estate transaction, complete with file number, loan number, date, etc. But just yanking that chain and informing the TC that you have filed a complaint against them with XXX and YYY has produced results for me every single time.
