I Don't Believe She Missed Your Point . . .
Posted by  PegiT_MN of MN on 6/9/18 1:51pm Msg #594376
. . . it's just that in some parts of the United States it doesn't work like that and you are trying to get her to do something that is not even remotely a possibility in the area where she lives and works. It's kind of like telling me to go out in my yard and pick an orange or a lemon directly off the tree instead of going to the grocery store to buy it. We don't have orange or lemon trees here in Minnesota. I am forced to go to the grocery store to purchase them.

I know many of the California notaries are very fortunate to go out in their yard and pick an orange or a lemon directly off the tree, just like they are fortunate to be able to work with the local escrow officers directly and that is great that you are able to do all of that. Luckydog has mentioned several times in the past that she is not able to do that in her area. I am not able to do that in my area either. Working directly for Escrow Officers was first brought to my attention by our dear friend Cheryl and I didn't understand what she was talking about. I researched it and that is not how it works here in my state. 99% of the local Escrow Officers order title through local title companies and the loan is closed by a title company employee at the title company. Mobile notaries are typically not used for these transactions, and they have no desire to hire a mobile notary. Everything is kept in-house by title company employees.

Please try to understand that in certain parts of the United States the only option for Mobile Notaries like Luckydog and myself is to work with the out-of-state title companies and signing companies. These are the companies that we work for. These are the companies that hire us. It's not that we wouldn't like to work directly for the Escrow Officers in our area, it's that it is not an option for many of us like it is for you.

Please try to understand that what works in your area doesn't necessarily work in other areas. I understand that you get to charge more for your closings because of your unique situation, just like I can charge less because of my unique situation. I am able to charge less than you because my average closing is 10 miles or less from my house. My Fed Ex and UPS drop sites are two miles from my house. I can get five signings done in four hours, make a UPS and Fed Ex drop, and only put 24 miles on the car.

Thank you though for trying to help all of us learn how to get direct work. I wish that was an option in my area.
