I've had a couple of purchasers contact me directly.
One of them, from out of state, contacted me via email. I made the usual inquiries to which he promptly responded and agreement was reached. He overnighted docs directly. Seller was in my area and these have been cash transactions for vacant land, no TC involved.
The other lives in my area and has purchased at least 5 investment properties in OK. Buyer made initial contact with me a couple of years ago. Now, TC contacts me directly when another purchase is in the works.
Yes, I get those scam emails as well. It's up to us to do our due diligence. jmo
