For the record, I believe in most of Florida, witnesses are only required for Warranty Deeds (or anything changing title) which, of course, wouldn't typically apply for a refi or purchase. It's been posted here that there are a few counties that are exceptions, though. [I'm sure FL notaries will correct any of this, if wrong.] I did a purchase signing this week for a FL property and it was explicitly stated that no witnesses were required.
