Big thanks to you guys.
By Nicholas Kontgas on 10/15/19 6:44pm

I just got off a 90+ page buyer package, and I was thinking about all the advice I received on my "tips for faster signings" thread. I got in and out in half the time I usually would take on that kind of signing, and I got a really sweet compliment from the signers on my way out the door.

Thanks for your help, all!

Whatever happened to SPW and other so called defacto
By Alz on 10/15/19 12:25pm

standards?

I was in the mist of getting rid of other dated and unimportant documents that had piled up, so to speak. One of those days.... It's their Certified Signing Specialist Code of Conduct.... Don't say it, Lee....LOL

Anywho….the SPW, Signing Professional Workgroup for those who didn't know, attempted to be the end all, know it all, etc., etc.. for our industry... IMHO.

Where did they go? Have you seen them?

ODD inquiry
By Signerbill on 10/15/19 12:21pm

S/S I have worked with for a few years called... > Reason for my call is we are exploring reserving NP / SA in your area... We would like to cut down on the time it takes us to get files scheduled... << Said fee structure would be the same and scheduling would be a minimum of 36 hour adv., all I needed to do was commit to days aval., non hours, and # appointments. Told her T,W,F,, 8 to 8,, 4 per.
After thinking about this it seems to be a really great idea with plenty of time to handle other clients as well.
This sounded interesting and wondered if anyone else got this type of call?.

Just to see how little fish are getting eaten up by big fish
By  Cheryl Elliott on 10/14/19 5:00pm

Guaranteed Rate once was a big client of mine. Then they aligned with REALOGY and POOF! away went that client. Occasionally I would hear from Firmina of Title Helpers near Chicago with such and such a title let her schedule their closings as a SS until GR partnered with REALOGY. Founded in 2000 by Victor Ciardelli, the company was the sixth-largest mortgage lender in 2017 with $19.2 billion in funded volume.

Now I'm reading that Guaranteed Rate is now Partnering with Notarize to Power FlashClose T: The Next Generation of Homebuying!

It's the way of the warrior signing agent these days. Little fish are disappearing every day in this climate.

Just got a call to drive to Egypt in the dark
By  Cheryl Elliott on 10/14/19 12:42pm

I had to decline. Too dark, no street lights. I'm not that brave any more, but before I could explain the scheduler said, I hate asking ladies to go out after dark in some of these remote areas.

There you have it. A kind, considerate, compassionate woman after my own heart.

Emails from paid signing services?
By Nicholas Kontgas on 10/14/19 11:29am

Hey all! I get emails from time to time from SSs that promise a guaranteed number of signings per month or a guaranteed dollar amount of earnings, but they require a fee to be paid to be put on their listings. I have searched two of them that email me pretty persistently, but didn't find them in Signing Central. They are:

Notary Guide and USA Signing Agents.

Any knowledge about these?

Another co. has gone to a notary "lottery". I got
By  MW/VA on 10/14/19 9:32am

an email last Friday about a co. that is using a "lottery" system for assignments now.
While I can't afford to lose this client, those systems don't seem to work for me.
First, I'm not always at my phone. Also, the type of phone (iPhone & Android) & the cell phone carrier varies the time we get those messages. I have an Android phone w/Sprint, and it seems I don't get those messages quick enough. They're also gone in nano-seconds as we know.
I'm also sure it's going to be a bidding war for these assignments. ;-(
While this may be good for their scheduling requirements, it's not good for my business to have to chase work that way. ;-(

Just had a client ask me if he could have revocable in more
By  Cheryl Elliott on 10/13/19 5:39pm

than one state.

According to my family law attorney, you can have as many revocable trusts as you want.

Turns out he owns property in OR, CA and AZ.

And he has two sons.

Sometimes people have very complicated trusts.

Any one every run into this situation, trusts in more than one state?

Got docs - no Note, no DoT ...
By  Yoli/CA on 10/13/19 11:51am

What would you do?

I accepted this signing Friday at around noon while on the road. I am familiar with this TC and have never had any problems with them. Signing is scheduled for Monday, 10/14th, at 1pm. That is a holiday for many. I noticed email came in shortly after 5pm notifying me docs were uploaded. Great! I thought. Got home around 9pm on Friday, dead tired and didn't bother accessing emails.

Saturday morning, I opened emails. Called and left v/m message for borrower to confirm. Printed docs. Then I noticed it's a rather small package. Prepped it and … lo and behold! no Note and no Deed of Trust. It's from a credit union (which are typically small packages) and appears to be a 2nd mortgage loan. I immediately emailed TC about missing docs. To date, no response.

Meanwhile, borrower texts me that he thought we were meeting on Sunday, 10/13th, and would I please confirm. I check docs. All dated for 10/14th. I reply to him that my work order says the 14th and all docs are dated for the 14th and cannot be signed prior to that date. Also let him know I have an inquiry in to TC about missing docs and would he please contact his LO. To date, no response.

I've now left a message at the emergency after hours phone number for TC.

What would you do? If borrower is willing, would you sign as scheduled and probably have to make a 2nd trip to sign all missing docs? Or, would you simply cancel at this point until you hear from TC, which may not be until Tuesday?

South Carolina attorney or notary state?

Nations Signature Closers, INC
By Peter Newell on 10/12/19 10:52am

Injury will follow insult. 90 days after I performed an emergency signing for $150 dollars, they disputed the invoice amount and finally sent a check for $50. Print cost, 60 mile round trip, and arrangements count for nothing with these people. Lie, cheat, and steal works for them, because it’s all word of mouth contracting.

I think a lot of folks are leaving the LA while the fires rage out of control, heading for the coolness and clean air. Crazy day trying to get around. Praying for all those impacted by the fires. I hope and pray our notary community in LA environs is safe.

Any tips on improving signing speed?
By Nicholas Kontgas on 10/11/19 11:12pm

I have been working as a signing agent for about two and a half months, now. I have 63 signings done as of today, which is great. I rarely make mistakes in my signings. I tend to err on the side of caution when working. This tends to result in my signings taking a bit longer than what I expect the average to be. I usually clock in at around 1.5-2 hours on an average refi package of around 140 pages.

I do admit that I love to chat with signers when we are at the table. I enjoy sharing my stories (I've lived in several different countries, ran some really interesting companies, etc.), and I love to hear other people's stories.

Recently, I did a refi for that was about 140 pages. I finished it in just about 1.5 hours. The signer mentioned the last refi they did only took them about 45 minutes. He admitted that this package had more paperwork than others he had signed, but his comment motivated me to try and improve the efficiency of my signings.

I'm sure that if I cut out some of the chit-chat I could save some time. But, aside from that, what can I do to try to bring my signings down closer to the one hour mark for the same 140-page refi?

MyMobileNotary...any credible feedback
By Audralyn Odom on 10/11/19 3:13pm

Hi, I'm new to this community...
Anybody have any experience with MyMobileNotary?
They contacted me to inquire about my ability to do a signing. When I researched the company, of course, I found at least one negative feedback area...figured I'd ask a wider community

DO NOT work for N3 Notary.
By Nicholas Kontgas on 10/11/19 2:47pm

I just can't believe it.

I completed two back to back signings for N3 a few days ago. I have done several signings for them in the past. They advertise their i9 signings as being quick, ten minute appointments with no notarizations. And that's true. The actual pen-to-paper portion of the appointments only takes ten minutes. If you can get anyone to answer the phones.

The thing is, they require one of their reps to be on the phone with you while conducting the appointment. No problem, the two women that handle these calls are really nice. The problem is getting the rep on the line.

The first appointment took almost 40 minutes for someone to answer. It took another 15 minutes to get someone on the phone, and an 20 more minutes waiting for them to figure out a mistake on their end that was preventing me from being able to log in and complete the e-document signing.

Can you imagine how embarrassing it is to be there with the client sitting across from you in a noisy Starbucks (where the company prefers you do your appointments) just waiting to see if anyone will answer the phone or if the system will work?

Turns out the signer's name was recorded wrong in their system on the second one, and therefore I couldn't use her correct name.

The clients were polite enough, and we made friendly small talk while waiting. But, it was obvious that their frustration was mounting quickly. The signer for the first appointment was getting ready to leave by the time someone finally answered.

I went home and promptly scanned back the required documents. They sent out a ton of emails saying they didn't receive the documents. I thought "Ok. Maybe I messed up", and re-uploaded them. This was two days ago, and I am still receiving these notifications. I even emailed one of the non-sensitive documents on the advice of an N3 telephone representative (it is almost impossible to get in contact with). They emailed me several more times saying they didn't receive the documents.

They then informed me that they won't pay me, because they didn't receive all of the documents. The documents that I uploaded several times, called and asked about, and then emailed to them on the advice of their own reps.

They just sent me another email saying I need to give them one of the documents that I sent to them FOUR SEPARATE TIMES (including twice by email, and twice by portal upload) or they won't pay me.

All this on top of them paying LESS THAN HALF the standard rate offered by other companies for the exact same signings. The other companies even use SnapDocs instead of third-party websites, making it much easier and much more reliable to work with them.

I called to ask to be removed from their approved notary list, and the rep (who left me on hold for nearly thirty minutes) became very snarky and rude.

I'm an extremely forgiving person. I realize that things go wrong, and sometimes a little patience is deserved. So, I typically let these issues roll of my back and moved on. I have worked with numerous companies on various signings, and I always have good experiences and interactions with them. This is the first time I've had a terrible experience.

TLDR; I did two jobs for N3 Notary. They made me wait on hold for an outrageous length of time WITH THE CLIENT SITTING RIGHT IN FRONT OF ME. They use an upload system that doesn't always record your uploads, then they threaten your pay for things that are not your mistakes. When you are lucky enough to get your calls to them answered, they tell you straight up that they won't take your calls, for the most part, only emails (which they often don't reply to). They pay less than half the rate that other companies pay for the exact same work.

In conclusion: DO NOT WORK FOR N3 NOTARY.

I feel bad for posting this, but it's beyond ridiculous.
