advance? If not, I'd have kept quiet, completed the signing, then not drop the pkg until I've spoken with title to make sure they were aware. It's my understanding title and/or lender have to approve the POA in order to close that way - also, you'll probably need to take the original to send back to be recorded with the security instrument and deed....IF this is all legit.

I'd be skeptical too...
