Could also be a sale, for the same reason. I did one that was a cash sale of a small piece of unimproved land in the middle of the desert somewhere. The seller was an older gentleman who was thrilled to just get rid of the property so he didn't have to pay any taxes on it anymore.

I've also done a couple of slightly different transactions involving purchase of autos from someone out of state. With one of them, to my surprise, a huge truck with a sweet looking older Mercedes loaded onto the back arrived about the same time I did. (There was a dealership involved and I checked them out online in advance.)

In all cases, my check was included along with the documents and the transactions were for a fairly small amount (i.e. under $5K) except for the that arrived when I did. Wink With that one, I didn't get involved with whatever money transfer they did (I have no idea what their price was) and I believe I was just involved with title transfer docs.
