Yes, we're saying you should charge the same as the ss. It's what the BO is paying, and you are the one doing that line item work! Most title/escrow companies are expecting to pay the same (at least they were until notaries started working for them for the same fees as they did for ss's and they figured others might be willing to do the same...)

I don't see what extra work the title co is having to do if they hire direct, aside from possibly making a couple more phone calls. They're still paying someone, probably cutting a check along with all their other disbursements. The only major difference I see is in the amount they include on the check - but only if a notary does NOT charge them the fee they've already disclosed on the CD for the loan signing! From what's been said, you're probably not talking about local companies who have lots of work for you anyway.

The biggest factors in whether or not those companies *do* hire you again is likely to be if they get good feedback from the borrower, they get a clean package back and most importantly, if they just happen to have another signing in your area and they find you again.

Also, I'm not sure what is meant by the last sentence in the post above. Everything goes through its proper channels here, too. Perhaps there are differences in assumptions about the definition of 'proper channels'? (Or maybe I'm missing something?)

One last thought... I can think of at least one thing that some of us do to maximize the possibility of getting more of that direct work from a distance. (We'll leave the local direct work in a different box for now.) It's something that has been poo-pooed by many here many times, so I'm not going to argue that point - or go into specifics... Wink BUT, the whole point of discussing this issue, IMO, is to encourage people to challenge their assumptions and conclusions. Little changes in thinking and/or practices can make huge differences over time.
