Clever as a mobster lending you a thousand dollars and wanting $10,000 in return if you try to pay them off early or they will break your kneecaps.

You can't just pay these people off without being held ransom. They don't make it clear that an early payoff will cost you 10x, nor do they make it clear that a lien will be filed. Sales tactics preying on the elderly and deceptive to those who don't speak English as a first language.

You can put just about anything in a contract. Doesn't mean it isn't usurious or deceptive. Those two alone make it illegal and thus a scam. They give legitimate brokers a bad name.
