Sad state of affairs. Here we all sit, credentialled and background checked, jumping through huge hoops to work for the best, and along comes little Ms. Garland, lowering her fees to be competitive, always paying late, always with a flimsy excuse.
Never available to the phone for notaries seeking payment long after the closing. Now Jeremy is MIA. Garland is riding around cross country in a big rig freight hauler conducting business remotely from the Sunshine state and other destinations.
Signing orders are in rear view members for a lot of deadbeat SSs. I think the word is out to title companies, at least Alamo Title in Texas has received many complaints about Prestige.
