Sounds like a real "no win" situtation to me. Clearly you are speaking with the wrong person. You need to speak with someone "in charge" that at least has a little knowledge of this business. If for some reason the SS, or Title, or Escrow company can't find a signed HUD. Have them mail of fax another one to the borrowers to sign (or have the borrowers sign the copy they have and send it to them.) This is no big deal. The HUD is not notarized, so you needn't even be involved. You need to be calm, and talk to someone that doesn't need help getting dressed in the morning.
