I think when this hayride is over, those not living in a place with a lot of movement (selling or buying) will be going broke in this business. Anyone with lower than a 3% is never going to refi that home.

Certain states do well with purchases year-round will be okay, but other states particularly small-town USA I think will be struggling to stay afloat.
