I’ve had dogs most of my life and have been involved with numerous rescues and you are spot on with this article.
I’ll usually step inside the door and let him sniff for a bit and if he seems interested, I’ll offer my hand palm down from the front, never from above. Very slow and talking to him in a calm voice til I can tell he’s good. More often than not, I’m told that Fido never warms up to people like he does with me. He may smell our dogs or he may just sense that I’m a dog person.

By the time we’re into the closing, he’s laying at my feet, has his head in my lap, etc. your points are well taken and they do work.
