no witnesses required - unless in Dixie County (and now I was told recently Suwannee County) - Dixie definitely requires two witnesses or they'll reject the mortgage. Suwannee will accept for recording but disclaims any liability if it's wrong (which I think they all do anyway)...
As to RTC - I would just have him sign unless you get specific instructions to change the dates on his copies - the RTC is clear the rescission period expires at the "latter" of 3 instances - date of transaction, receipt of TIL or receipt of Notice - whichever is LATER. But check with title/hiring party - they may want the dates changed.
