| Why didn't you start calling on day 35? Waiting 53 days is a long time to just now start opicking up the phone. Emails get deleted so easily. You have to call, email, call again, leave messages, call from a different phone number, and be a pest, then taking it up a notch from there if you do not get results. You are too nice. People treat you the way you allow them to treat you, you are running a business too. 30 days past the closing date, allow 7 days for mailing, and then you start all the collection processes from there.
