You also need to ask the title insurance company (or law firm) that is hiring you if you are acting as settlement agent. Because both parties are there simultaneously will checks and keys be exchanged at the table or is this a closing in escrow.
Although you are not writing the checks, are you responsible to see that the checks are distributed to the appropriate parties? Are you responsible to see that the title company gets the documents and conveyance tax returns that need to be filed ASAP?
Keep an open mind: We just need an intelligent notary/witness who can deliver the fully executed documents and checks to us OR we just need notarial services at the table? There are many variables when seller and purchaser (and real estate agents looking for commission checks) are in the same room. Not at all difficult, you just want to know what you are walking in to. |
