On 5/14/18, in his welcome letter, Bill wrote, "I will need the following from you before the closing assignments.......W9, E&O, Bond, Back Ground Check, Copy of Notary License and Resume(if available). PDF or Scan to us." A few minutes later on 5/14/18, I promptly responded with attachments of the items he requested.
On the day of the closing, some delays occurred. For example:
When I printed the docs (sent as 10 separate attachments rather than one file), I notified Bill that I didn't see a closing disclosure or settlement statement. He asked if it was a construction loan and I said yes. He responded, "I believe there is none on these."
I followed up again insisting on one. Otherwise, how would they know the breakdown of their settlement charges? He told me to proceed to the closing without one. I arrived on time to the 3:30pm closing and was sitting at the table when he forwarded a CD at 3:28pm.
As we were signing, the borrowers noticed that the Occupancy Statement was incorrect. This was going to be a second home for them. I tried to reach Bill by phone and then emailed him at 3:58pm explaining, "This will be a second home. The Occupancy Stmt page says the opposite, that they will "occupy it as their primary residence." Should they strike threw and not sign the Occupancy Stmt page?" Bill replied, "Tell them to call their LO immediately."
We couldn't reach their LO at first. So, I followed up with Bill again who said that lender needed to send a few revised docs. The last minute printing of the CD and the revised pages was time consuming. Although I was patient with last minute additional docs to print, I'm not as patient with not getting paid on time. |
