That can make a huge difference. As I think someone else recently said, when you're close to the only game in town, you should be able to call the shots, up to a point.
As for the issue of the 'typical' holiday season, that depends on how many years you look back. It may help to keep in mind, that like other real estate related businesses, our field can be pretty cyclical. Influencing factors include interest rates, property inventory, affordability, the overall economy, etc. And there can be significant regional differences.
