If you can edit the notary cert on a lender doc, you can potentially edit any portion of the lender docs. I'm pretty sure they're concerned about document security.
That said - there IS a way to send pdf docs that can't be edited - a "read-only" version; perhaps lenders and title companies should look further into this - because they obviously are sending editable (new word? LOL) docs to the notary.
