I’m getting ready for 2025; all Vermont notaries start their next two-year term on February 1, 2025. So (in a separate Windows folder) I’m creating loose certificates with my name, new expiration date, etc., for each kind of notarial act. I’m also creating draft certificates for electronic documents, because I think the Vermont electronic notarization rules will be completed within a few months. Because of the new rules, I’m adding “This notarial act was performed electronically on an electronic record.” That’s from the new draft rules.
Also, for the electronic certificates, I deleted the box at the bottom where I describe the document the certificate is attached to, since the X.509 digital signature makes the whole document tamper-evident. I see no need for a document description in an electronic notarization. What do others think?

Hello everyone I’m not going to name the company yet. I need opinions mostly from Texas notaries in Houston. I completed a purchase closing buyers in Maryland purchasing Texas new home build. I am on the CD. I believe something happened and have no idea what to do. This closing took place on the 30th. The buyer got their keys and moved in. I’ve inquired about my payment and following up with my invoice, I’m being told“the legal department has the file “. Has anyone ever experienced this? I have no idea what this means the person that hired me is the branch manager. It’s a company that is a builder, lender and title as one. I’ve asked about my payment and that’s the answer that I get no more and no less. I did have to go out and get just initials on the survey. The title company is telling me they had the buyer re-initialed those electronically And once again, the file is in the hands of the legal department. I have asked for her superior to follow up. I simply want to be paid and have no idea what is transpiring. No response at all, crickets

I had a signing yesterday for an investment property located in Florida. Two witnesses were provided by borrower. We signed at 12pm. I checked my work; all good. I scanned from the table and sent the scans to TC. Went directly from signing location to drop off UPS package.
I get home and get an email from TC saying I had to use the included Acknowledgments. I emailed her back explaining I had used all California-compliant notarial certificates. She then calls me and tells me I have to use the Florida-compliant certs that include verbiage about appearing in person and noting what kind of ID was used. Nope. I let her know that Florida-compliant verbiage/certs are required for Florida notaries HOWEVER, California notaries must abide by California notary law AND because of reciprocity between the states, there should be no issue in Florida if a California notary uses California-compliant notarial certs. Further inform her I've been doing this since 2006, using California-compliant certs for Florida properties (and other states) without issue. She then said she'd run it by some of her co-workers and the lender to see if lender would accept as is. Asked her to please let me know either way.
A few minutes later: "Yes. I checked with some of the other closers and they say they have not had a problem. The Lender approved funding so we're good to so. I apologize I panicked for a moment. I appreciate you being so thorough. Have a wonderful night."
What do you think an insecure newbie would've done in this situation?

This week I had a signing for on of the largest lender in the US, I called when one of the signers name didn't agree with the name on documents. She had remarried and had another name. On the document she was Jane Smith, on her ID she was Jane Jones. I called to ask how they wanted me to proceed. Usually the answer would be add an AKA or new documents would need to be printed. Unfortunately the person told me neither of those option would be acceptable, if I was not willing to notarize as is they would find another notary to complete the signing. Well they did, the new notary had Ms Jones do an AKA on the signature line and proceeded to notarize the document. So the notary notarized Jane Smith, a person she didn't ID. In NC this is not acceptable. This has happen other times. for other SS's. I have gone into the County website to verify that yes, the name, not on the ID was notarized.....
One person didn't have a middle name on his ID, but the documents had a middle initial. When I asked, he said he told the DMV he didn't want his middle name on the new drivers license. I left but another notary had no issue with notarizing his name.

I am getting vertical lines every time I use the scanner. I have cleaned the interior with cleaner F1 with no results. No sure what else to try. What am I missing?
Unfortunately my scanner model is discontinued and cannot receive any help from Fujitsu.
Any advice would be appreciated..

I finally decided to start taking RON appointments. As a notary in good standing in Missouri, getting credentials is pretty easy. What I can't figure out is how to learn what the actual process to conduct a RON signing is. Anyone have any suggestions for where I can learn this dark art?

I'm working the election as a justice of the peace, so I checked over my supplies.
I just printed out more loose certificates for verification on oath or affirmation, and affidavits for credible witnesses. In VT the affidavits usually completed by voters, the affidavit of lost absentee ballot or affirmation of residence don't have to be completed before a notary, but other forms may require a notary.

It’s a fact that those hiring parties have colluded to cut our wages in half, and if we complain, we get blacklisted?

For those of you that completed, what references did you use? Former employers, not related to the field? Personal? Any guidance would be greatly appreciated.

Hello everyone, it’s been a while. I’m stuck on something, I recently completed a purchase buyer’s side only for a couple in Maryland buying a home in TX. It’s a Married couple but only one is applying for credit. Non borrowings spouse is not on the note and no LA. I was told by title that the box on the first page needed to be initialed. Type of credit. I’m applying for individual credit that is checked Each borrower intends to apply for joint credit. they are telling me that needs to be initialed. This makes no sense to me. I may be wrong. I’d like everyone’s opinion.

How are Florida Notaries handling getting a second witness when needed? I usually take my wife who is also a notary, but that is not always an easy task. Most of the signing companies do not pay a lot for a witness and it is hard to get someone during the day.
