Most signers don't know how the deed should be vested. I get so many calls after the fact to make the corrections to the deed or DOT.
Or, they call me when they have to go through probate or a Heggstad Petition because the Grant Deed never got put back into their trust after a refi. (Yes, I can work with deeds as a CA Legal Document Assistant).
