You identified the issues. You are there to get the documents signed correctly. Not entertain them.
I just did a 191 page RM Purchase with just the buyers. The seller docs were overnighted to me. The reason we spent over 1 1/2 hours was due to an issue with the Warranty Deed signed by the sellers (they were in another state) which Title had to correct and send to us. (Side Note the buyer was a former signing agent)
I spent 20 years in the military and lived in a number of countries and in different parts of the states. So while I may have many interesting stories to tell, most people just want to sign the docs and get it over. While they may be polite and listen to your stories, they may be thinking "When will this end and what does this have to do with why we are here today" Another words, unless you know them from outside the table you may be mistaking interest in your stories to just being polite.
Cut down on the stories unless it has something to do with what you are there for. An example I use for why should they sign a "correction agreement" I can tell them about the time the lender mistyped a phone number and changed the area code from 276 to 726 (Which is an area code in Canada).
After 2050+ signings I've learned to "read" people.. (also look at the application to get an idea about possible background) I have dealt with the range from offering to be put up for a night, offering meals to can we just get this signed and get this over.
I suffered through my last rifi listening to the Signing Agent complaining about something the state did years prior that had nothing to do with my RIFI.
Bottom line is keep it short and to point. I did 3 refis at same time for an investor (he owned a number if properties) We got all 3 done in 1 hr 20 min. After it he told me how pleased he was on on how I ran things by not wasting his time and how the previous agent took over 3 hours to do 3 other RIFIs.
