it's recorded in Florida - so Florida witness requirements must be followed

Florida requires witnesses on deeds of conveyance but not on mortgages (by law) - however counties can impose their own rules and some have instituted witness requirements for mortgages - best to check with the specific county in Florida, or hiring party, to be sure; OR just get two witnesses on a Florida mortgage and avoid the fuss
