Exactly Pegi! I wanted to add it's okay to turn back a closing if in doubt and accept it before you have time to research it. Sometimes people feel trapped that they already said yes and feel obligated.
Remember, every closing is extending credit to a company. Would a bank lend you money if you had a 400 FICO score? Nope, and that's about the equivalent of a 1 or 2-star rating for us. if more people declined the closings from these companies, it would send a message and put them out of business.
