Again, east coast vs west coast closings and signing agents...By the time a SS will have to find all your answers, they moved on to the next person on their list. They are busy and have to get it filled timely, they don't like bothering title with those questions, who have to then look it up, call them back, then call you back and negotiate your fee with you, when the next closer, like myself, wouldn't be wasting their time inquiring about all of that, and accept it at my base price. If unreasonably large or something extra involved not disclosed, they always agree on a new fee.
The borrower has had to doc-u-sign their CD, so why ask if they seen it? They cannot close if it wasn't sent to them,and date and time stamped. Even it they didn't see it, it but was sent, you wouldn't do their closing? Not hard to go over a CD..
Journals are an option here, not a requirement. Makes no difference to me, other than a much larger package and they would increase my fee for package printing size.
We each do what works for us. Perhaps in CA you do not have as many NSA's as we do, and competition on every corner and have to constantly adjust prices. I work for companies I don't need to question or doubt to make sure I get paid, and have a set fee. In FL, if I did the 20 question game, I wouldn't have any closings, 50 NSA's willing and able to jump on that closing and take my place in a heartbeat. I am glad there are some out there who are difficult to the SS, that just makes my business all that much sweeter and busier.
