First, it's Southern CA that has separate escrow/tile, whereas Northern CA has combined, but check out this map and my personal RE experience:

Many years ago I was a branch manager in Fresno and we used Separate title/escrow. My Triple A car club said I was in Northern CA. So I thought it was a Northern thing that we used separate title/escrow but as it turned out we must have been considered Southerners in the RE business which if you said that to anyone in Central CA you might get a blank stare. We mostly rooted for northern teams too.
Fresno turns out to be a DMZ zone along with SLO county where I'm at now.
But, in SLO county, title/escrow are combined, and my car club moved me to Southern CA so my compass got turned around. I should have just checked the manual! Sorry 'bout all that, but just so everyone doesn't think I'm nuts....all the time. Totally lost now! LOL
