What County up north?

Northern CA uses separate title and escrow companies.

I'm in San Luis Obispo county and depending on the office, Fidelity National Title or First American.
It just depends on the staff and how experienced the escrow people are. I'm having a great experience with a FNF office right now. Local FirstAm used to be great but best Sr escrow officer moved out of state. Find a large real estate or mortgage office in the area and ask for referrals.
