Looks like SD is slowly but surely infiltrating the title companies and it erodes our hard earned long term relationships with our local companies.
One divsion of First American recently changed to SD. I did a lot of new housing loans for them, many last minute, rushes, etc. The EO loved me. SD said our fees wouldn't change but they did. In house signings $100, if you print $125. Outside of a title company $150 (includes printing), but in my experience they schedule almost all signings in a local title company. No extra compensation for fax backs. Interestingly the notary fee on the Settlement Statement didn't change from when I did the signings directly and when I did them for SD. My 1099 came from SD too for those signigns.
Also, my requests have dropped dramatically. SD has a lot of control and they can control who gets the signings, even though I was doing almost all of the ones for these EO previously. I've only had one from them since the beginning of this year. So much for going above and beyond and building personal relationships. |
