A mod is usually so quick to do that you barely have time to get the chair warm... Don't be so quick to turn these down, as long as you can fit them into your schedule and the mileage is not unreasonable. It is NOT a full signing - takes about 10 minutes, and they almost always send the docs directly to the borrower so you just have to show up.
