doc prep and HUD prep? Unless I was hands-on with these files, there's no way I'd sign off as settlement agent on the closing packages. Settlement Agent is responsible not only for disbursement of the funds but also for the proper development of the closing package ( all aspects) and oversight of the closing. Boatloads of liability - so if I'm taking these files as a notary and getting them signed and that's all I'm doing, I don't care WHAT licenses I hold, I wouldn't sign off as "Settlement Agent". Anything goes sideways later it's all on you. How do you say later, when asked "Were you or were you not the Setltement Agent in this matter" - how do you say "well, yes, but in signature only"...
My understanding of the definition of Settlement Agent carried responsibility for all aspects of the closing from start to finish, including document prep, review, QC, recording and signing off on disbursement of the funds..
