Two issues. First, it's possible the language that you can't read is saying that the notary did various things. The usual advice that we notarize signatures, not documents, doesn't apply if the document is talking about us.

Second, I've read somewhere that it isn't possible to buy or sell property in Germany without going there in person. I don't know if what I read is true, but if it is, the buyer and seller are going to be disappointed, and they might try to blame you (whether that's fair or not).
