half the contracted rate if it doesn't close. Pretty standard with the few SS that I deal with. Usually, they state it up front in their policies.

About once a year I get one from a direct client that doesn't close. I get zero, zippo, nada. If it's a purchase, the EO can usually make it happen that I get paid. A refi....well, there's no money in escrow to pay anybody. So, I take it on the chin as these clients are direct and give me a LOT of business. Once in a while the EO will just pay me out of her own pocketbook.
