Hmmmmm . . . I have absolutely never had this happen to me. You say that it is happening a lot for you. You mention in your post that you haven't vacuumed your car since the last trip to the dog park and it shows. That right there was a red flag for me so I am going to just come right out and ask it. Are you dressing professionally for your closings? You may be very diplomatic, but first impressions are everything in this business. I have heard horror stories of notaries showing up wearing beach attire, children in tow, smelling of alcohol or body odor or cigarettes, bringing their pets to the closing, etc. I am not saying you did any of this but maybe a little too much dog hair from your car got on your clothing. I had one borrower who sat and complained the entire closing because the appraiser came to her home in "dungarees".
