I once had a borrower refuse to sign the Survey Affidavit, so I sent it back unsigned and attached a note to it saying that he refused to sign it. I got reprimanded by the title company, saying that they HAD to sign that document and the loan wouldn't go through without it. I guess that one did though, because I never had to go back and get it signed, and I still got paid.
