FL only needs a 2nd witness on a deed of any kind...Quit Claim, Warranty comes to mind, and the notary is the 1st witness. A couple of counties that have something else required for the mortgage, but not close to where I live, so cannot name them, and that is a local thing. I would stack up having an embosser to the notary certificate itself...and you have to follow your own state's rules. IDK, could be wrong, but do not do much in TX to even consider getting one. Do they still want it ink stamped as well? Maybe is a cross-checking for fraud...hard to duplicate both of them, which makes sense. |
