.... hi, here's a tiny bit more on the remote signings subject.... agreed it may take some time for ALL states to adopt this BUT we can see states such as NC have not tried to 'rebuild" their notary regs and are able to move quickly. Some are just adding a simple amendment to current regs that will say something like..."EXCEPT, Notarial Remote Mortgage Loan Closings will adhere to these revisions".... As Signing Agents there is little equipment for us, other than a portable computer of some type equipped with wifi, which is readily available now via our cell phones, etc. and a camera that has built in sound AND recorder. Don't know if the providers will require us to have digital seals again - we could easily get those now. Its the platform to be able to see and hear, like 'Go To Meeting' but one that achieves the Lender Laws and DOJ requirements. There are about 5 platform providers, a leader is Notarize who developed this system in 2015 for the mortg banker assn. Then the encrypted software to see and 'sign' docs is another provider, such as Pavaso, and 4 others. There is a Heightened sense of personal security for the Borrowers/Signers, behind all this. It could be that we will not actually SEE the Signers, whose identity will be hidden from us! But will be accessible to the Notary via KBI, knowledge based identity.. we all just discussed this last week. |
