After 6 years and 1573 signings starting out was very hard. My first 3 months, I did 3.

Look at the data bases and determine how many NSA are within 25 miles of you. Are there 10 with a bunch of years and 1000's of singing done or are you the only one in your Zip Code.

What as a new person do you bring to the table? Do you have any relevant experience in this business? A newbie that has 10 years as a mortgage officer will have a better chance of starting out than someone that has no background.

Bottom line is that a good SS company or Title will not give you the time of day until you have a track record. It may sound harsh but they can not afford for you to learn the business on their dime. The impact of some type of errors can be very costly. (Example one misspelt word in a Deed of Trust meant that the title company was still trying to get it recorded 10 months later - note it wasn't my error)

You may have to start with the bottom feeders to start (which means a lot of fax backs) until you get the good ones to consider you. I remember that it wasn't till I got 75 signings done that the better companies would start to consider me.

The most important thing is getting a reputation for quality and getting things done right the first time. It means going through everything 3 times. Once when you get it, (never assume that what you are sent is correct or doesn't have issues - I once called the owner of a Title company and pointed out that the package sent to me wasn't worth the paper it was written on and he agreed and had his people send me a corrected one), 2nd time will you are getting them to sign and a 3rd time before you leave. NEVER leave the appointment without doing that. It will save a lot of embarrassing calls later.

When you get the docs and you find something that you are not sure about, always, repeat always call and ask for clarification.

Go through the NR data base and hit the sort bottom by rating and start with the 5 star rated companies and start contacting them to see if you can sign up with them directly or which SS they use.

Right now overall there are too many NSA chasing to few jobs, too many title companies chasing too few loans and too many lenders with not enough customers.

There are local exceptions were NSA are busy but that is not the rule.
