Thank you Christine for pointing that out. Not all SS's are bad, not all title companies pay above and beyond great fees either; ex. Stewart Title. You have to find your niche in the demographic area you live in and like anything else decide which companies to work for and if they want to work with you.
I adore each of my SS's and have a great relationship with each of them. For me, I'd rather work with a SS who has 10+ different busy accounts and I have access to close all of them being a #1 NSA for them. For me, they have a purpose to keep me busy, they have connections, and resources I don't and typically don't go out of my way to find as they would, and that price to them is well worth it.
I also work direct as well, but great SS's make the bulk of my monthly closings. Work is work, as long as I get what I want for a closing and paid on time, it's all good by me.
I understand that if the majority of SS's who call/text offer you less than what you typically receive, it doesn't make sense. Certain areas of the country, this is very true. You have to chose who you work for, and get that professional relationship going to make it pleasant on both sides. jmo |
