The cash closings that I do, the notarizations are primary name affidavits or something else title wants in there for their records. Some have none, most of the ones I do have 1 or 2 in them. If there is nothing to notarize, why do the signing? Some cash closings the buyer even keeps their originals after they get scanned back, no need to return anything. It all depends which title company it is and what how they like to do it. |
