I thought my next appointment was at 3:00 p.m. It is at 3:30, so I had a minute.
If you are directed by your hiring parties (title/lenders) to use two or three different platforms that are their favorites, you will probably not have to pay a fee (One would hope not!) and you will be able to drag your digital certificate around with you.
Most platforms accept the same certificates.
Different topic - tagging vs. non-tagging.
Private platforms have vendors who tag or software that tags (like Doc Magic with tags coded into the document itself). Notaries on those platforms just sit down and go. Not enough lenders are using them yet. So hiring seems a little sparse. You are a 1099 IC on those currently.
BYOC platforms do not have this feature yet. Title and SSs are comfortable using notaries they know from having worked with them in the past as pen/ink signers.
So, when I tag, I have to pull every tag over to the space where they will put in the info. For instance, a Wired Proceeds Statement. You have to put a text box for each of these -- Name(s) of Requestor: Wire Funds to (Bank Name): Name(s) Listed on Account: Address on Account: Account No.: ABA Routing No.: Additional Instructions: Wire Confirmation Email:
A total nightmare is the 1099 Seller Certification where there are 7 true false questions, plus one that has N/A. You need radio buttons for those. The Marital Status Affidavit is another rodeo.
I missed a radio button pair on an occupancy affidavit this morning and had to ask the wife (with COVID) to wait while I re-tagged one document and had her sign it again and put in the radio button answers. OMG, SHE DID THE WRONG ONE. Unfortunately, there's no borrower's copy to use to correct it and you can't mark it out. We just do it again. LOL. You learn to be very careful!
And you learn to appreciate a good margarita at On the Border at least once per week.
