FASS and similar companies (none of which I work for so I'm not afraid to list them), I disagree with you. TC's generally allocate (for NSA services) much more than SS's and it is much to the NSA's benefit to work directly with TC's and Escrow offices (local is much better IMO). The majority of low ball offers come from SS's not TC's. Some TC's do have negotiated rates within their escrow fee that include the notary fee and are not able to offer much higher fees as one would typically command working direct, but that is the exception not the rule. Low ball offers have existed since I started in this business 12 years ago. Also, when you work direct you are getting paid when the loan funds, another perk. Marketing is key, relationship building is most important and is really important in building a direct book of direct business.
"They say or excuse is that they're allegedly under pressure (by pushy lenders) to make sure the closing happens on time, that most have totally bypassed the NSAs credentials. It is no longer who is the MOST qualified, but who is the cheapest of the most qualified. The cheaper the NSA, the richer their bottom line is per closing."
This is completely opposite of my experiences with my direct clients. Market yourself to local TC's and escrow officers. I think you will see a huge difference.
I say this from experience. After 12 years in this industry 98% of my work is direct, thankfully. It took a lot of time, effort, networking and hard work but it can happen and it pays off. Compared to a signing company my direct fees are usually at least 75% more than a SS offers. |
