Not to split hairs with you but since you started the splitting let me clarify. *****MOST***** TC's that you work direct with (again I listed *some* exceptions and clearly you have more to add to the list that you are afraid to name) will cut checks at funding.

I said I have been in the business for 12 years not that it took me 12 years to get to the point I am at today. However, I do understand the ropes in this business and know what it takes to work primarily direct and was only hoping to encourage others. Low ball offers did not start in 2011 as you previously stated or seemingly began to notice. They have always been around since they were around when I started 12 years ago. I am very thankful for where I am an only wish to encourage, not brag. 12 years ago I was able to learn from other notaries that were fortunate enough to be working primarily direct and I took their advise.

Other than the large TC's such as Title source and the like, I disagree with you that SS's and TC's are equally to blame for the lowering of fees. For one thing, most of the time it's the borrower paying the fee not the TC. The SS's are trying to keep more of the fee where in most instances the TC doesn't keep any of it. You would have to name the TC's you are actually talking about so we could have a more precise conversation about that TC so I can only speak in generalities with the dozens and dozens of TC's I do work with.

Disagree with this statement since most of the time it's the borrower paying the fee. The NSA fee does not affect a TC budget at all..again..speaking in general since you are not naming a specific company.

I do agree that the low balling NSA has affected the industry but if you (in general "you") keep on marketing and building local direct business the lowball NSA's in your area do not affect your business.

I have had the most profitable years in the last 4 years during this tough time. It can be done! I hope to have encouraged someone on this board. I'm paying it forward from the notaries that helped me in the beginning 12 years ago.
