Happens all too frequently. Had one today where the escrow document had three spaces to complete: Borrower's signature; Notary signature; Notary seal ... nothing else. No can do, of course. Title agreed I should attach an All-Purpose Acknowledgement. In a another recent case where the property seller was an LLC, the jurat contained the wording: "Before me XXX, LLC, appeared ...." Obviously, no can do. With title's OK, I changed the name of the signer to that of the Managing Member. No "attaboy's" in either instance. Why do we have to be the "Document Police"? |
