How do you know those checks are real? Usually they wire funds into accounts, not deal with checks these days. even Title companies now required wired funds. You do the work, get the deed signed and the check is made up and 2 weeks later he is long gone and now you are party of this transaction dealing with the funds. I'd run the other way...
