I am going to pass on this.

A girlfriend sold her property in this manner a few years back so I was thinking it miiiight be okay. However, wasn't feeling good about it. Go with your gut, right!

You guys are awesome. Verbalizing the pitfalls for me made it all too clear that I need to pass this up.
