Once in a blue moon, I do notary work for the elderly. The requestor must make a good case for me to do this, and signers must be aware of what they are signing. Two elderly people married to each other was my last elderly situation notarization, and it was arranged for by their only son, dad in his home and mom in an acute hospital, through her patio window, as no one gets into facilities these days.
I wonder if the brother requested a "friendly notary" assist in this deed. Not wise. His sister was in hospice at home. Easy to sneak in while son was at work and managed to get vehicle transfer away from the rightful heirs.
I prefer doing family trust package notarizations when people are upright and in their right minds, and cringe at elderly situations, only doing them when I'm sure I'm not crossing any legal lines.
