It's all about the borrower, always

Mostly, I let them lead the conversation, although I'm at the helm with the documents. These days, I rarely sign a first time buyer/borrower. Folks have done this over and over and in their sleep. I keep a very even tempo while at the signing table. Try to avoid drama (as in couples divorcing and splitting the proceeds, etc.) and no unnecessary conversation from me. Just get through it as painlessly and timely as possible. We're all have busy lives.

Yesterday I had a signing with a devotee of Jimmy Buffet, even had his Margaritaville beach Adirondack chair, bright yellow. He bought it at a concert and very proud. I could see a couple of these on my deck. It was certainly an icebreaker. Very sweet guy and his wife. Sometimes you feel a part of the family instantly, especially when Oscar the cat sits right behind behind you on the dining room chair you're occupying. Funny how animals instinctively know who to cuddle with.
